When you submit an enquiry or booking request, you are asking us to contact you — it does not create a binding tenancy or reservation. A booking is only confirmed once we have confirmed it to you in writing and any required payment or agreement is in place.

You confirm that the information you give us (including names, contact details and dates) is accurate and that you are entitled to provide it.

4. Property listings

We aim to keep listings accurate and up to date, but prices, availability, photographs and descriptions are provided for general guidance and may change. Listings do not constitute a contractual offer.

5. Cancellation Policy

Smarter Rent Ltd operates a strict no-cancellation policy for all direct bookings. Once your stay has been booked and paid for in full, no cancellations, changes, or refunds will be permitted, regardless of the reason.

The only exception is where Smarter Rent Ltd is unable to provide the booked property (for example, due to unforeseen circumstances on our part). In this case, we will offer you either a suitable alternative property or a full refund.

We recommend checking your dates carefully before booking and considering travel insurance to cover any unforeseen circumstances.

6. Landlord services

Where we provide management or letting services to landlords, the specific terms, fees and obligations are set out in a separate written agreement, which takes precedence over these terms for those services.

7. Intellectual property

The content on this website — including text, images, branding and design — belongs to Smarter Rent Ltd or its licensors and is protected by law. You may not reproduce it without our permission.

8. Liability

We provide the website on an “as is” basis. To the extent permitted by law, we are not liable for any loss arising from your use of the website or reliance on its content. Nothing in these terms excludes liability that cannot lawfully be excluded.
